The sales vs list price ratio dipped to Closed sales fell, pending sales soared, and active inventory held steady from the last month. Active inventory is less than a third of what it was last year, closed sales were behind, and pending sales shot way up. If inventory is too low, some of the data will be incomplete and the weekly newsletters may not be able to generate a full report.
When we checked in October there were only 2 active listings in the condo market for — now there are none! So take this data with a grain of salt, it can swing wildly with such a small pool for reference.

The Evergreen area is in the southeast foothills of San Jose. Boundaries are generally along or near Tully Road to the north, Capitol Expressway and to the west, San Felipe Road to the south, and the foothills to the east.
